Can You Save Money by Buying a New Construction Home?

 

Suppose you are a home buyer who can find a resale home for $275,000 that fulfills all your wants and needs. You consider buying a new construction home but when you comparison shop you find that the same size home with the features you want will cost $300,000. You conclude that the new construction home is too expensive and decide to keep looking for a resale home in the $275,000 price range.

Before you abandon the idea of buying a new construction home, let's take a closer look at some future expenses you might want to consider before making your decision. The average homeowner stays in their home for 11-15 years. I'll use 10 years for my calculations below for simplicity. 

The Department of Energy's Building Technologies Office is working with the residential building industry to reduce energy use for space conditioning and water heating in residential single family homes from 2010 usage levels by 40% by the year 2025. Homes built today can be as much as 25% or more energy efficient than homes built only 5 years ago. Lowering your electric bill by $50 per month can save you $6,000 over 10 years.

According to the Florida Office of Insurance Regulation homeowner's insurance for a $300,000 new construction home can be as low as $1385 per year in Pasco county and $1807 in Hillsborough county. Lowering your monthly insurance cost by only $75 per month can save you $9,000 over 10 years.

How old is the roof on the resale home? Roofs in Florida are typically replaced every 15-25 years. If the roof on the home you are buying is more than 10 years old, you may need to replace it in the next 10 years at a cost of $8,000-$10,000.

How old is the hot water heater in the resale home? Hot water heaters typically last for 8-10 years. If the home you are buying is more than 5 years old you will most likely have to replace the hot water heater in the next 10 years at a cost of $600-$1,000.

How old is the HVAC system in the resale home? HVAC systems are typically replaced every 15-25 years. If the home you are buying is older than 10 years old you may need to replace the HVAC system within the next 10 years at a cost of $6,000-$10,000 or more.

If you purchase a new construction home and move at or before the 10 year mark you may not need to replace any of these items while you are living in the home or before you sell. If you purchase a 10 year old resale home the money you spend over the next 10 years could be as much as $29,600-$36,000 to replace and/or maintain these items in addition to any money you spend on home improvements and upgrades. This equates to as much as $247-$300 more per month over 10 years.

If you spend $25,000 more today to buy a new home at a 3.5% interest rate your monthly payment will be approximately $112 more per month. This can still put you ahead ($247-$112 = $135 per month over 120 months) by as much as $16,200 over 10 years.

To Buy or Not to Buy?

This week two clients told me they are planning to wait a while to buy their home. They are either waiting for a home that meets their criteria at a lower price or are waiting to save more money to eliminate private mortgage insurance payments.

I don't consider myself a pushy sales agent and I always want to respect the decisions made by my clients. I do however want my clients to be fully informed with the facts when they make their decision. I thought other buyers might benefit from this information too.

A Florida Real Estate news article came out today that stated the medium home price of a Florida home is currently $225,000. That is an increase of 10.8% since this time last year. The same day another article stating that interest rates edged a little higher but are still at historically low rates was also released.

Can higher prices and interest rates impact your buying power when waiting to buy a home? Let's look at the numbers...

 Cost of Waiting Price $200,000     Cost of Waiting Price $300,000

 

The above examples do assume that both home prices and interest rates will go up, however even if only one goes up it will impact your buying power.

Not only will your monthly mortgage payments be higher at a higher purchase price, but your down payment and closing costs on a home at a higher price will be higher as well.

The charts below allow you to see what happened to your monthly payment if only interest rates or purchase price increase over the next year.

     

While the change for only one or the other isn't much on a monthly basis, the impact over thirty years can be significant.  

 

 

One final piece of information to consider...This how my husband convinced me to agree to move up to a more expensive home 17 years ago! If you currently own a home that is valued at $200,000 and it's value increases by 5% over the next year you have increased your equity by $10,000. If you own a home that is valued at $300,000 and the value increases by 5% you have increased your equity by $15,000. Which would you prefer?

According to the National Association of Realtors the number of projected home sales rose to 5.5 million and the national median home price for existing homes increased to $239,700. That's a 3.8% increase from last year and a 4.7% increase from the same time last year.

The most frequent question I am asked is "How's the market?" I decided to report local market statistics monthly for those who want to be "in the know!"

 

March 2016 Highlights:

  • Active Number of Listings are down almost 12% year over year
  • Average Sold Price is up almost 12% year over year 
  • Average days on the market is down by 2%
  • On average Sellers are getting 95.5% of their original asking price
  • On average Sellers are getting 97.7% of the price the home was listed for at time of contract
